Trevi Luxury Hospitality Group is a full service company specializing in the management of unique luxury hotels. Trevi is is named after the historic Roman fountain created by Nicola Salvi in 1629 representing one of the highest achievements in public art and highlighting creativity, quality, timelessness and enduring elegance.

The Trevi team has a solid history of creating value for owners of exceptional hotels worldwide. The cumulative experiences from these engagements have positioned the Trevi team to be the management partner of choice in the luxury market.

Rosewood Hotels and Resorts 1985 - 1999:

As CEO of this company, building on the two owned properties (The Mansion at Turtle Creek and the Crescent Hotel), Mankarios and team provided expert technical services, pre-opening assistance and management while maintaining a highly efficient and effective corporate staff. EBITDA grew by 600%, from a negative, by the time Mankarios left Rosewood. Cost controls, overhead management and revenue generation created this turnaround, however, most importantly the team created one of the world’s most acclaimed luxury hotel and resort portfolios including:

Hotel Bel-Air – Renovated by the Rosewood team this 95 room 11 acre urban resort was repositioned to achieve worldwide iconic status. The property was sold for a record $1.2m per room, netting the owners over a 350% return on their investment.

The Lanesborough Hotel – This was the first international hotel added to the group. Mankarios and team worked closely with the interior architects, construction manager and interior designers to create an exceptional hotel environment that when matched with the innovative service style, training and operational expertise quickly launched this hotel to the top of the London market. Since 1992, the Lanesborough has lead the luxury market in London in both rate and occupancy, generating not only significant cash flow but consistent buyer interest at a level substantially above the hotel’s development cost. 

La Samanna - This hotel in French St Martin was brought under Rosewood Management in 1992.  It was determined that the value of the hotel, less than $4m, would not cover the estate taxes.  Mankarios and team developed a plan to renovate and reposition the hotel over a three year period which was then sold for in excess of $24m., creating great value for the ownership.

Little Dix Bay and Caneel Bay – Bankers Trust was a reluctant owner of these two Caribbean hotels which had been managed by Rock Resorts. They were entrusted to Rosewood’s management in 1993 with the goal of improving the physical product and bottom line for resale. After complete renovations and repositioning, both hotels realized significant bottom line increases based on the operational and marketing excellence provided by the now Trevi team.

Las Ventanas – Opening in 1997, this was the last hotel developed by Mankarios under the Rosewood banner. The creative guest experience introduced to the market by this hotel drove rate and occupancy to levels never before achieved in this market. Even today, Las Ventanas runs a RevPar index of 380% against its comp set, driven by a rate in excess of $1,000 (2007 estimates) and occupancy at 90%. After an initial development cost of approx $28m, the hotel was sold for $102m in 2004.  Ownership realized exceptional returns from hotel operations, condo sales and the property sale.

The Rosewood portfolio under the leadership of the Trevi team spanned the globe from the USA, Mexico to Europe, Middle East and Asia.

Foresthills Hotels & Resorts 1999 - 2001:

In 1999, Mankarios and the executive team from Rosewood Hotels formed a joint venture with Apollo Real Estate Advisors to develop and manage luxury hotels. The venture managed the historic Warwick Hotel & Towers in Philadelphia during its conversion from a residence to a hotel. The venture also managed Palazzo Arzaga in Brescia, Italy, a resort, spa and golf course. After a very difficult initial year of self management, Mankarios and team assumed control, introducing improved marketing and management which allowed the hotel to compete effectively for the international traveler. The hotel continues today under the same ownership. The venture also helped in the creation of and provided technical assistance to Le Port Palace (Monte Carlo), Carneros Inn, (Carneros, California), Bacara Resort & Spa (Santa Barbara, California) and an exclusive resort in Fort Lauderdale, Florida, later named St. Regis Ft. Lauderdale.

St. Regis Hotels and Resorts 2001- 2004:

In August 2001 Mankarios and team were engaged by Starwood Hotels & Resorts Worldwide, Inc. on a three year tenure to oversee, revamp and energize the operations, marketing, repositioning and/or development of all the St. Regis brand properties.

Hotels under management included St. Regis’ in New York, Washington DC, Monarch Beach, Aspen, Los Angeles, Houston, Rome, Beijing and Shanghai. Their scope also included the design and development of the St. Regis San Francisco and St Regis Ft. Lauderdale. During this engagement the Trevi team significantly raised the recognition and luxury profile levels of the brand and developed a residential and spa strategy for the brand.

Trevi Luxury Hospitality Group – In 2004, Trevi was established as managers advisors and asset managers of exclusive luxury hotels. In addition to providing asset management services for the ownership of Four Seasons New York and Santa Barbara and Rosewood’s Las Ventanas in Cabo San Lucas, the Partnership has also managed the San Ysidro Ranch in Santa Barbara and The Kona Village Resort in Hawaii. Technical assistance was also provided to:

  • The Bay Creek project in Chesapeake Bay, Virginia
  • The Cornelia Spa on Fifth Avenue, NY
  • La Divina, a proposed project in San Antonio, Texas
  • The Paramount Park Hotel, Miami
  • Las Banderas del Banco, Punta de Mita, Mexico
  • The Hillsborough, Raleigh, North Carolina

In April 2012 Trevi assumed management of The Setai Miami Beach, a 254 unit hotel and condominium in South Beach Florida. Under Trevi’s leadership, the Seta achieved the number one hotel in Miami ranking by Conde Nast reader’s poll. Residences are selling in excess of $3,000 per sq. ft., a testament of the service levels delivered by Trevi.
